Buying a home in a hot market can be frustrating, heart-breaking and overwhelming.
Hi, I’m Jane Johnston, award-winning realtor with the Briar Hill Group in Victoria, British Columbia.
You would think that as a home buyer, the seller should be courting you. But when homes are selling quickly, the opposite is actually true. You need to stand out from the rest. And there are a number of ways to enhance your offer, so that the sellers choose you.
The most important thing is price. Go through comparable listings with your agent and determine where the market is going. You might need to pay a little more for a property, if you are going to be in it for a long time. Also, find out from your agent how many offers are being presented. This will affect how high you might have to go to get the property.
The second thing is timing... it always comes down to time and money. Find out what the ideal closing dates are for the sellers and see if you can match them. This will often save the sellers a lot of money in terms of paying out a mortgage or lessening their own moving costs. If they don't have to pay for a hotel between their own home sale and purchase, your offer looks more attractive.
The third thing is conditions. Conditions are things like inspection, reviewing the title and insurance. The more of these items you can cross off the list before offering, the better. Less really is more.
Finally, add a personal touch. Write a letter or make a movie. Buying a home is an emotional process but so is selling. It is rare that the sellers don't care who is buying their home. Tell them your story and make them want to sell your home to them.

For instance, are you growing your family or buying a home for a short term military transfer. If you are buying a forever home, then you might want to be pickier regarding the location and number of bedrooms. If you are buying an interim home, then perhaps a turn-key property is best, so you can move in and out quickly, and sell it with ease.
As your realtor, I also listen carefully to you when you are talking throughout the viewing of a home, so I can begin to predict what you like or don’t like. This allows me to prescreen homes before you see them and determine if it’s worth your time.
